FACADE CONDITION ASSESSMENT AND TRIAL SEALANT REPLACEMENT

This assessment was completed for a condominium corporation to review leakage concerns, determine the current condition of the facade, and complete a trial sealant replacement on two vertical drops to plan for a larger future facade repair and sealant replacement project.
BALCONY CONDITION ASSESSMENTS

SBA completed balcony condition assessments at all four (4) high rise buildings at one of our clients apartment complex. The purpose of this assessment was to review the current condition of the concrete balconies and aluminium railings with glass infill panels to determine the current condition, future repair quantities, identify issues that should be addressed immediately, and provide long term management strategies for the structures.
PARKING GARAGE ROOF SLAB AND POOL ASSESSMENT
April/May 2022
This assignment was completed for a condominium corporation to better understand and budget for repairs allocated in their Reserve Fund Study (RFS) in the next five years. The building is located in Mississauga and was constructed in 1999. This assessment focused on:
Document leakage and deficiencies related to the pool, pool deck, and crawlspace (between pool deck and garage roof slab);
Document leakage and deterioration of the buried garage roof slab;
Providing options to renew temporary measures completed by the developer in the expectation that future phases would be constructed and attached to the buildings garage;
Commenting on challenges for a future roof slab waterproofing replacement project, such as tree by-laws and access concerns; and
Working with contractors to provide budget numbers for repairs that will be similar to construction costs due to the volatility of costs during Covid-19.
POST CONSTRUCTION DEFICIENCY REVIEW
June 2022
This assignment was completed for a developer and included the review of six (6) retail commercial buildings in Brampton at the end of their construction. The purpose of the review was to document construction deficiencies for the Owner to aid in discussions with the General Contractor (GC) about required remedial action before the project was 100% complete. SBA used a software called Fieldwork by Hilti to mark deficiencies on provided plans with photos attached to make it easier for all parties to review and understand the findings. The findings were summarized in three (3) reports: roofing, facades, and site finishes.
SWIMMING POOL DECK RENEWAL AND POOL SHELL REPAIRS DESIGN AND TENDER
July - November 2022
This assignment includes the design and tender for swimming pool deck renewal and pool shell repairs at an apartment residential property in Toronto.
The project includes:
Remove and replace pool enclosure;
Remove and replace/extend concrete pool deck;
Remove and replace all below grade plumbing;
Remove and replace all main drains, skimmers and jets;
Remove existing pool shell coating, parge rough surfaces and apply a new coating; and
Update signage and devices that do not meet current requirements.
RECREATION CENTRE LEAKAGE INVESTIGATION AND LEAKAGE REPAIRS DESIGN AND TENDER
May/June 2022
This project was completed for the shared facilities of three (3) condominium corporations and included two leakage investigations into their recreation centre and the design and tender of repairs to qualified contractors.
The recreation centre is located in Toronto and was constructed in the mid-1980s. It is a partially below-grade structure with the roof forming a buried roof slab between three (3) hi-rise towers.
The investigation included: test openings in the drywall; test pits in the roof slab overburden; and water-testing to promote leakage. Multiple leakage locations were found and repair strategies were recommended.
The Board decided to proceed with repairs including:
Local roof slab waterproofing replacement;
Horizontal and vertical expansion joint replacement;
Water-shedding improvements at an exterior door;
Drainage improvements; and
Curtain injection.
MISCELLANEOUS PROJECTS
February 2022 - Current
SBA believes in making our clients jobs easier. Every large complex of buildings has large projects, but also smaller projects that might not receive the same attention from their service providers. We are able to quickly complete projects to help get findings, budgets, or repairs completed when they are needed and without long wait times. All projects are prioritized based on discussions with our client.
We have completed several small projects for an apartment residential client for one of their complexes in Brampton. The complex was constructed in the early 1980s with four (4) hi-rise towers and a low-rise recreation centre.
Projects have included:
Review of deteriorated concrete masonry shafts on the roofs;
Design and tender repairs for the deteriorated shafts;
Revise P1 plans to include previous renovations;
Design and tender perforated panels for open-air garage openings to replace bars;
Pedestrian traffic survey in access tunnels; and
Requesting and receiving building drawings from the City.
