We can complete a wide range of assessments on different building components including: parking structures, building envelope, balconies and guards, and roofing.
We will present our findings in a clear and educational way so that all stakeholders can understand what next steps are recommended and are able to make the decision that is best for their building.
THERMOGRAPHY: We use our thermal imaging camera to enhance assessments where it is beneficial. This includes assessment of some types of roof assemblies, air and water leakage assessments, and certain facade assessments.
ROPE ACCESS: We can complete up-close facade assessments using rope access to get to areas of the facade which may be difficult to access using a suspend work platform.
We can help you determine where leakage is occurring in your building. We will review available documentation and visit the building to review the leak.
Based on our visit we will recommend testing that can be completed to identify possible leakage paths. Testing may include: water-testing, interior openings, removal of building components, thermography, etc.
After the source of the leak is known we will recommend repair interventions and assist getting a contractor complete the repairs.
Using our knowledge gained from the assessment and repair/renewal of building components we offer capital planning services to our clients.
We will meet with you to understand your current and future wants and needs and with this information we will review the condition of your building to create a long term plan to maintain/grow your asset.
DESIGN AND TENDER
We will draft construction specifications to perform repairs or renewal of your building components. We will also discuss opportunities to complete other work on the building at the same time that may lead to capital spending savings.
We will then tender the work to qualified contractors and summarise the results for you to decide how to proceed.
CONSTRUCTION REVIEW AND CONTRACT ADMINISTRATION
We will provide construction review services to check conformance to the specifications. We will work with the client and contractor to guide the project to a successful completion.
We will also complete contract administration including: collection of necessary start-up documents, certifying payment, reviewing changes, and completion review.
